We’re delighted to welcome you to the Orange Realty Group community! To make your move-in process as smooth as possible, please follow the steps below for a seamless transition into your new home.

Setting Up Utilities

It’s essential to set up or transfer utilities in your name before moving in. This typically includes electricity, water, and gas.

Important: Orange Realty Group or the property owner will arrange for any existing utility services to be disconnected within 3 business days of your lease start date. Setting up your utilities ahead of time will help ensure there are no interruptions.

For your convenience, we’ve compiled a list of utility providers in your area. Follow the link to get started!

Please note that some municipalities may combine multiple utilities into a single charge. For example, Henderson includes sewer with water charges, while North Las Vegas includes sewer and trash. To help expedite transfers, please verify your unit’s city before making a request.

Renters Insurance

Orange Realty Group requires all residents to maintain legal liability insurance protection (LLIP) as part of your lease agreement. We strongly recommend all tenants to carry full renters insurance as it typically includes the liability coverage and can help protect against unexpected personal property damage and temporary relocation costs.

What You Need to Do:

  • Obtain above LLIP with these minimum criteria and supply to our team prior to move-In.
    • $100,000 Limit of Liability for Lessee’s legal liability for damage to Lessor’s property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage.
    • Orange Realty Group must be added as an “additional interested party” to the policy. Please note that this is not the same as “additionally insured”.

Online Portal Setup

To streamline your experience, you’ll need to set up two accounts: one with AppFolio for rent payments and lease management, and another with Property Meld for submitting maintenance requests.

(1). AppFolio Account
Use your AppFolio account to:

  • Pay your rent online.
  • Review and manage lease documents.
  • Stay updated on important notices related to your home.

  • Submit and track maintenance requests.
  • Communicate with our maintenance team.
  • Schedule repair appointments
  • Attach photos to help describe maintenance issues for faster service.

Move In Inspection

Before settling in, you’ll receive a move-in inspection form, called the Property Condition Report, to document the condition of your rental home. Take time to notate any pre-existing issues as this protects you from being charged for damages later. It is highly advisable to complete this before placing furniture to document every area. This form should be completed within the first week of your move-in and returned to our office. This ensures that any necessary repairs are identified and addressed promptly. Please note that cosmetic issues will be notated but may only be addressed at the owner’s discretion. All immediate repairs should be notated but communicated to us through your Property Meld portal.
