The most popular property management program services we offer is bundled together to provide a “full service” approach to managing your rental property. This program is specifically designed for the investment-minded property owner who understands the value of professional guidance in managing his or her investment. Maintenance services and other specialty services may be elected to be done separately.
Most of our clients don’t have the time or desire to become expert property managers. They also do not have extensive knowledge of Nevada Landlord-Tenant law, state and federal fair housing laws, disclosure requirements, tenant screening practices, rent collection, in-house maintenance and vendor contractor coordination, and lease administration – all of which are required for successful management of residential rental property in Nevada.
When you contract with Orange Realty to manage your property, you’re contracting with the best. Our Owner/Broker and his company is well-respected in this industry by owner-investors, renters, and our peers.
As your property managers, Orange Realty Group Property Management will coordinate completion of routine maintenance and repairs. If something needs repair, we’ll get it done without hesitation. Proper maintenance of your property is not optional. Believe it, neglected properties can give rise to bad tenants! By attending to maintenance issues as they arise, we communicate the importance of proper care of the rental home, and the renters understand the same is expected of them. This environment of care typically results in long-term, reliable tenants. Of course, if a repair is caused by tenant damage or misuse, we will bill the tenant for the cost. Major repairs/replacements not requiring immediate attention can also be handled by our internal maintenance team, and will be discussed with you prior to doing any work.
Speaking of good tenants… we’ll select them for you, based on our objective screening criteria. When it comes to whether or not to allow a pet, you make the final decision. We’ll document the property’s condition at move-in, administer the lease throughout the tenancy, and manage the move-out inspection and process when the time comes.
You’ll hear from us monthly, when we make your ‘owner draw’ deposit to your bank, and send you a month-end operating statement. We’ll also contact you to give you a ‘heads up,’ if there are any upcoming move outs within 90 days, or other foreseeable events that may interrupt your cash flow of the property. Additionally, you’ll have 24/7 access to your Owner Portal containing property documents, and both current and historial financial information on the property.
