Our Services and Fee Schedule
We are local and we know and understand the Las Vegas, NV real estate and rental market. We assist our investment property owners in setting market competitive rates and in maximizing their return on investment. We are flexible enough to adjust our services to whatever our Investment Property Owners may require. However, our efficient and effective Standardized Full-Management Services Program is most popular for being stress free, and includes:
- Property viewing and Market Rent Study to determine the home’s competitive status in today’s market
- Property Inspection Report; including pictures and recommendations to improve property’s marketability
- Design & placement of rental web-based advertising on approximately 90 internet venues, including Zillow, Trulia, Hotpads, and others, while being a Featured listing on our website, plus old fashioned “For Lease” signs
- Complete tenant procurement process to include:
- handling rental inquiries, showing vacant properties 7 days a week,
- Rental application processing (thorough tenant screening) for all residents 18 years of age or older
- Thorough lease review and counseling for tenants of all provisions prior to rental start date
- Lease execution, collection of initial move-in monies (rent & security deposit via certified funds)
- Rent Collections
- Tenant Relations
- Thorough Move-in Condition Inspection Reports w/photos, we also offer additional optional interior and exterior home protection inspections services, for minimal extra fees

Please find a summary of our Standardized Full-Management Services Program’s Fees, below:
- Monthly Management Fee: 8 – 10% of rent collected, depending on type and number of properties, with the minimum fee at $75
- One Time Set-up Fee on 1st Home: $250. Deducted from rent, not paid in advance.
- Tenant procurement fee: 1/2 of one month’s rent
- Renewal fee (when tenant remains longer than 12 month’s rent), ¼ of one month’s rent
- Minimum and Vacancy Fee $50 / month.
There are never any additional charges for the services outlined above. Orange Realty strives to provide excellent service and value pricing for our clients. We also custom tailor a scaled property management fee structure depending upon the scope of the services requested, and the number and types of properties managed. Our quality of service is among the highest in the Industry, and we can provide the quantity of services tailored to each Investment Property Owner’s specific needs. We look for mutually beneficial pricing solutions that taken with our excellent property care delight our clients enough to engage us for the long term. Maintenance Division Services, Unbundled Services, and other Extraordinary Special Services
Due to having our own outstanding in-house maintenance division, Orange Realty is able to offer exceptional extra value added handy-man and maintenance services for Owners and Tenants. We have superior programs such as the preventative Springtime A/C tune-up special, the winterization program, the mandatory Tenant furnace and filter replacement program, and three internal and external property protection inspection programs for Owners. We recognize a minority of our clients don’t want “Standardized Full-Management Services” – they want to handle most of the property management duties themselves. This is perfectly OK with us, for those brave of heart. For the investor-owner who just want a bit of assistance in specific tasks from time to time, we can help. We offer the following services as stand-alone options, at the rates below:

We can also handle many special or custom type services requested by our Clients, such as: appeals of Homeowners Association Violations and/or Fines, Insurance Claims Handling/Oversight, eviction Court preparations and appearances. Each of the “Special Services” provided by Orange Realty Group is on an as-needed basis according to a specific agreement. Our hourly rate for these types of services range from $75 to $95. Detailed accounting of hours spent will be routinely provided to the owner. What is the Orange Realty Standardized Full-Management Services Program?
One of the first questions a new Investment Owner will typically ask us is, “What is the Full-Management Residential Property Management Program option?”
The most popular property management program services we offer is bundled together to provide a “full service” approach to managing your rental property. This program is specifically designed for the investment-minded property owner who understands the value of professional guidance in managing his or her investment. Maintenance services and other specialty services may be elected to be done separately.
Most of our clients don’t have the time or desire to become expert property managers. They also do not have extensive knowledge of Nevada Landlord-Tenant law, state and federal fair housing laws, disclosure requirements, tenant screening practices, rent collection, in-house maintenance and vendor contractor coordination, and lease administration – all of which are required for successful management of residential rental property in Nevada.
When you contract with Orange Realty to manage your property, you’re contracting with the best. Our Owner/Broker and his company is well-respected in this industry by owner-investors, renters, and our peers.
As your property managers, Orange Realty Group Property Management will coordinate completion of routine maintenance and repairs. If something needs repair, we’ll get it done without hesitation. Proper maintenance of your property is not optional. Believe it, neglected properties can give rise to bad tenants! By attending to maintenance issues as they arise, we communicate the importance of proper care of the rental home, and the renters understand the same is expected of them. This environment of care typically results in long-term, reliable tenants. Of course, if a repair is caused by tenant damage or misuse, we will bill the tenant for the cost. Major repairs/replacements not requiring immediate attention can also be handled by our internal maintenance team, and will be discussed with you prior to doing any work.
Speaking of good tenants… we’ll select them for you, based on our objective screening criteria. When it comes to whether or not to allow a pet, you make the final decision. We’ll document the property’s condition at move-in, administer the lease throughout the tenancy, and manage the move-out inspection and process when the time comes.
You’ll hear from us monthly, when we make your ‘owner draw’ deposit to your bank, and send you a month-end operating statement. We’ll also contact you to give you a ‘heads up,’ if there are any upcoming move outs within 90 days, or other foreseeable events that may interrupt your cash flow of the property. Additionally, you’ll have 24/7 access to your Owner Portal containing property documents, and both current and historial financial information on the property.
